ROYAL BUILDER Ai

Thirteen tools · Free to every builder Royal works with

The realtor toolkit, ruled for builders.

Thirteen AI tools already run every day for real estate agents. The honest question is not whether a builder can log into them — it is which ones actually earn their place in a model home, a sales trailer or a division office. Every one of the thirteen got ruled on. None of them got dropped, and two of them got rebuilt.

Not sure which tool you want? Describe what you are trying to get done this afternoon.

The ruling

Three tiers, and every tool landed in one of them.

A tool that transfers is not the same as a tool that transfers untouched. Saying which is which is the difference between a toolkit and a list.

Straight across · 6 Nothing changes but who is holding the phone.

Headshots, rates, a Loan Estimate a buyer brought in from somewhere else, a guideline question at nine on a Sunday, a document tracker, a tour link. A builder’s day needs these in exactly the shape a realtor’s day needs them.

Reframed · 5 Same engine, a builder’s words.

The tool is right; the vocabulary is not. A builder does not have listings, they have plans and elevations. They do not chase a market, they chase absorption. Feed it the builder’s nouns and it does the builder’s job.

Rebuilt · 2 The math itself is different.

These two get rebuilt, because a builder is not the agent in the deal — the builder is the seller, and the builder is the one paying for the incentive. Two tools that were about someone else’s money become tools about yours.

AI Sales Coach

Realtor toolkit: AI Real Estate Coach

The one that transfers best, because a site agent sitting in a model home all day is the loneliest sales job in housing. Bring it the buyer who keeps saying the builder down the road is giving twenty thousand in incentives. Bring it the walk-in who wants a plan you stopped building. Bring it the quarter that is not going the way you told the division it would.

Elevation & Model Photos

Realtor toolkit: Property Photos

A realtor shoots one house once. You shoot the same plan in four communities and three elevations, and then you need it cleaned up and dropped into a flyer, a brochure and a spec listing. Search, enhance and embed — the same engine, aimed at a plan library instead of a listing.

Tool 03

Market & Absorption Intel

Realtor toolkit: Property & Market Intel

Values, rents, property detail and local trend. A realtor uses it to price one house. You use it to decide what a lot is worth, when to release the next phase, and whether the submarket you are about to buy into is absorbing or stacking up. It is arguably worth more to you than it is to them.

Headshot Creator

Realtor toolkit: Headshot Creator

Turn any photo into a professional headshot. Every site agent needs one for the community sign, the brochure and the email signature, and every one of them has been putting off the studio booking since March. No studio, no half-day gone.

Tool 05

Plan & Spec Copy

Realtor toolkit: Listing Description

You write the same thing more often than any realtor does: the plan blurb, the elevation description, the quick-move-in listing that has to go on the multiple listing service tonight, the incentive flyer for the weekend. Feed it the plan and the standard features and get back copy you can paste.

Tool 06

Today’s Rates

Realtor toolkit: Today’s Rates

Current mortgage interest rates on the screen. When a walk-in asks what rates are doing, the answer comes off the screen instead of out of memory — and it is the same screen whoever their lender turns out to be.

Incentive & Financing Comparison

Realtor toolkit: Loan Comparison

Side-by-side loan structures. For a realtor that is a conversation about the buyer’s options. For you it is the closing tool: a permanent buydown against a two-one, against a price reduction, against closing costs. Put them next to each other and the buyer sees the difference instead of taking somebody’s word for it.

Loan Estimate Reader

Realtor toolkit: Loan Estimate Reader

Upload a PDF or a photo and the fields come out automatically. Your buyer walks in with a Loan Estimate from a lender you have never worked with, and you need to know in five minutes whether that file closes on your certificate of occupancy date. Point the phone at it.

Mortgage Guidelines

Realtor toolkit: Mortgage Guidelines

Program guidance you can ask in plain English. A model home takes guideline questions all weekend, when every loan officer in the county is unreachable. Ask it the question you would otherwise text somebody at nine on a Sunday night.

Tool 10

Document Checklist

Realtor toolkit: Document Checklist

A tracker for what is in, what is missing and who is holding it up — so a file that has gone quiet is obvious on the day it goes quiet, not three weeks later.

Builder Net Sheet

Realtor toolkit: Seller Net Sheet

On a resale the net sheet belongs to somebody else. On your deal you are the seller, on every single transaction, and you are the one funding the concession. Lot cost, hard cost, options, the co-broke, closing-cost contribution, buydown points: what actually lands at the bottom, per lot, before you agree to anything at the table.

Tool 12

Incentive Architect

Realtor toolkit: Offer Architect

The crown jewel of the transfer. The realtor version models a buyer-agency fee into three offers. Yours models the same fifteen thousand dollars three ways — off the price, into a rate buydown, or onto the closing costs — and shows what each one does to the buyer’s payment and to your net on that lot. Same arithmetic, a completely different question.

Model & Plan Tour Links

Realtor toolkit: Virtual Tour Links

Branded, shareable tour pages. One link per plan and one per quick-move-in, carrying your community name, going out in a text message the same afternoon the walk-in leaves. It works better for you than for a realtor, because you build the same plan again next month and the link stays good.

The honest part

Nothing got dropped, and here is why that is not a dodge.

A thirteen-for-thirteen answer is usually a sign nobody looked. This one survives because these tools were never really realtor tools — twelve of the thirteen are about a house, a buyer, a loan or a piece of paper, and a builder has all four of those in larger numbers than any agent does.

The one that came closest to being cut

Headshot Creator. It is the one tool on the list that is not about a house, a buyer, a loan or a piece of paper. It stayed because a builder does not have one agent to photograph — a builder has a site agent in every community, and every one of them needs the same picture on the same sign.

The two that changed the most

The net sheet and the offer tool. On a resale the seller is somebody the agent is advising. In your business the seller is you. That single change turns both of them from client-facing explanation tools into decision tools you run before you agree to anything.

The bench

The rest of what comes with the relationship.

The thirteen above are the part you will open every week. These are the rest of the bench. Some are open today and some are still being built, and each one below says which.

Agent edition open · builder edition not yet

The Royal Reel Idea Generator

Three or four fresh short-form video ideas most mornings — what to talk about, and why people care about it right now. It is built for the person who already knows that short video plus a phone call is how this works, and who is not filming because they do not know what to say on a Tuesday. A site agent alone in a model home all weekend is exactly that person.

Ideas, never scripts. Nothing on it is written for anyone to read out. One unpolished take in your own voice is the entire point, and a script is the thing that kills it. The page also carries a coach for the part between picking an idea and pressing record, and a bench of free third-party tools that are not ours and never cost anything.

Today’s set is the agent edition. It is linked below rather than reprinted here as though a builder edition already existed. It does not yet.

Being built

Seller Net

Every fee above the line, and what the seller actually keeps below it — and on your deal the seller is you, on every lot. The Royal one, in the same plain language as everything else here.

It is being built now. When it opens it will open from this page, and it is not listed here as though it already had.

Being written

MortCuts

Short explainers you can send a buyer instead of typing one out at ten at night. A home equity line against a home equity loan. What a temporary buydown actually does, and what it does not do. What a reverse mortgage really is. What people get sold that is not what they asked for.

The library is being written now. The first cuts open from this page when they are ready, and nothing is listed here before it exists.

Built, not published yet

L³ — The Large Language Learning Center

A free, plain-English school for the AI you already own. It sells nothing and it gates nothing. The first lesson is Snip it. Feed it. — take a picture of what is on your screen and hand it to an AI, which is the single habit that changes how useful these things are.

Eight lessons are written and the page is finished. It does not have a public address yet, so there is nothing honest to link here. It arrives with one.

Royal Apex Coaching

Coaching named for the thing it prevents. An apex is the top of a formation, and the other side of an apex is the fall. So the work is the floor rather than the ceiling: small daily habits that keep a business steady through the swings this industry manufactures by default. Taught by someone who has ridden that shape for twenty years.

The builder edition is the one that is live, and this is the site it was built on. The agent edition is not open yet.
