Buyers hear the word contingency in every conversation and nod like they understand it. Most of them think it means the deal is shaky, when it is actually the protection they asked for.

The coach

This part of the page exists to move you from an idea to a recording,
and then to the phone. Pick one idea above, say it the way you would say it to a client
sitting in your car, and post it before the day gets away from you.
Picking one
- Take the one you could explain right now without looking anything up. That is
today’s idea, and the others will keep.
- If two of them pull at you, do the easier one. The harder one gets easier once you
have already recorded something today.
- The idea that strikes you as slightly obvious is usually the right pick. Obvious to
you is brand new to almost everyone who does not do this for a living.
- Do not rank them. Choose in under a minute and spend the time you saved on the
recording.
Getting on camera
- You do not have to be good on camera. You have to sound like yourself, and the
unpolished take is the one that does that.
- Years of answering this question in somebody’s driveway is the skill. A phone is
just a driveway with worse lighting.
- One take with no retakes is a legitimate standard. If you trip over a word and keep
talking, that is the version people believe.
- If it still feels wrong, record it and do not post it. The rep is the point, and
nobody has to see the first one.
Making it yours
- Swap in an example from your own market. The idea is only the prompt; what you know
about your streets is the actual content.
- Use the neighborhood, the inspection that went sideways, the thing a seller said
last week. Anything you would say out loud to a client belongs in it.
- If an idea does not fit how you work, change it until it does, or say the opposite
and explain why. Your read on your market is the value.
- Keep it to bullets, never a script. If you are writing sentences to read aloud, you
have gone one step past where this works.
After you post
- Post it, then pick up the phone. The reel gives you a reason to call; it does not
replace the call.
- Anyone who replies or reacts is a warm conversation, not an entry in a log. Ring
them and talk about them, not about the video.
- Keep the questions people ask you in the comments. Those are tomorrow’s ideas,
already tested on real humans.
- Then close the app. Watching a post is not work, and the phone is where the day
actually gets done.
The habit
- One a day is the floor, not the target. A floor you can hit on your worst day is
worth more than a strong week you cannot repeat.
- The streak is the thing that matters, not any single post. Steady and boring is what
is still standing a year from now.
- If you missed yesterday, start again today. Two tomorrow is not the repair; one
today is.
- Pick the time of day you will do this and keep it small on purpose. It has to
survive a closing that falls apart at four o’clock, because eventually one
will.
