Talk, Don’t Type
Every text, email, note and log entry you would thumb-type, dictated instead. Speech runs about four times faster than thumbs, and the AI cleans it up as you talk.
A Royal program · The plan for the newfound time
AI hands a builder back hours every week — that is the newfound time. This program spends those hours on purpose. And because a builder cannot sit at a computer all day, every tactic on this page works from a phone: in the truck, on the walk, at the tailgate. The coaching itself is old-school — the morning ritual, the daily calls, respect and a personal touch — carried by new-school AI. The machine is here to make it more personal, not less.
Ask about the pyramid math, a shortcut, or where to start — describe your week and go from there.
Apex Pulse
A peak proves what you can do. The next seven ordinary days prove what stays. Protect three daily minimums and Apex Coaching turns momentum into a repeatable operating floor.
Choose any three. They stay on this device and reset by day—not by motivation.
A green day means at least three promises were kept.
Complete any three to protect today’s floor.

A homes goal you cannot act on today is a wish. Activity you control this week is a plan. The pyramid is the walk from one to the other.
Every serious sales operation runs the same arithmetic: the annual goal becomes a monthly pace, the monthly pace becomes a weekly contract rhythm, and the weekly rhythm becomes activity numbers you fully control — leads answered, follow-up touches made, tours given, real conversations had. Contracts are a result. Activity is a decision.
The arithmetic holds together — and the defaults are starting ratios, not a promise. Five new leads a week, every one answered inside five minutes, worked with twenty-five follow-up touches, produce about three qualified conversations. Three qualified conversations a week write about one contract every other week. Roughly fifty working weeks of that is a 24-home year. Half the inputs is a 12-home year — smaller builders halve the input rows, never the follow-up discipline.
Until your own numbers replace them, those defaults are the plan. The moment you have three months of your own data, the pyramid gets rebuilt on your ratios — and it usually gets easier, not harder.
Your own numbers compute in the plan builder below — put your name on the sheet.
Those weekly activity numbers are not decoration — they become the GOAL row of THE ROYAL COMMAND BOARD, the companion program. The plan sets the numbers. The board keeps score, Monday through the weekend, and the percentage column tells the truth every Friday.
Daily disciplines
The coaching-grade daily stack, rebuilt for a day that happens on a job site. Every anchor below is a phone habit — the day gets executed, not improvised.
Voice mode on, hands on the wheel. Draft every follow-up the day needs, rehearse the hard price conversation, and name the three things that must happen today — all before you park at the first site.
Every new lead answered inside five minutes. Leads go cold inside forty-eight hours, and the one answered in a minute is the one that buys. When your gloves are on, the automation carries it.
Five touches on active prospects, dictated, not typed. The prospect who went quiet two weeks ago is not dead — only untouched.
One clip or photo from the site you are already standing on, one dictated caption, ninety seconds. The documentation habit feeds the marketing for free.
Call or text two agents from the driveway. The agents who know your communities by heart are the cheapest sales force you will ever have.
A ninety-second dictated debrief before the drive home — what moved, what stalled, what tomorrow opens with. The numbers go on the board while they are still true.
That is the whole discipline. About an hour a day, all of it standing up, and every minute of it paid for by the shortcuts further down this page.
The shortcut library
Twenty-two working mechanics for people who cannot sit at a computer — gloves on, phone in the truck. The ones marked built for you are one-time setups somebody does for you; that is the promise of this program.
Showing all 22.
Every text, email, note and log entry you would thumb-type, dictated instead. Speech runs about four times faster than thumbs, and the AI cleans it up as you talk.
Windshield time becomes think-and-draft time: AI voice mode, hands free. The follow-up email and the hard conversation are both drafted before you park.
The phone’s hardware button mapped straight to an AI voice conversation. One press, start talking. Small per use — and it is what makes every other voice habit actually happen.
Narrate the punch list as you walk the house — cracked grout, short trim — and the ramble comes back as an organized, sendable list. The single highest-leverage habit on this page.
An AI notetaker sits in the sub meeting or the kitchen-table close and hands you the transcript, the summary and the action items. Say you are recording — consent rules vary.
An AI receptionist answers in your company’s voice while you are on a roof, captures the caller, books the visit and texts you the transcript. One saved deal pays for a year of it.
Hang up, hold the button, talk for thirty seconds. The ramble becomes a formatted note with next steps before the next call starts — because you will not remember what they said. Nobody does.
Dictate the gist — cabinets slipped a week, apologize once, keep it warm — and the AI writes the polished email. You approve every send: it drafts, you decide.
A new inquiry gets an instant, personal reply and a booked appointment before you have left the site. The lead answered in a minute is the one that buys.
The not-for-six-months buyer nobody remembers gets remembered. Set once, it nurtures while you build — and it surfaces who to call this week instead of blasting everybody the same message.
QR sign-in at the model puts every visitor into the follow-up system, and the thank-you text goes out the same evening with a personal line. No clipboard, no data entry.
Text one link mid-conversation — grab any slot that works — and the walk-through books itself against your real calendar. The most minutes-per-effort shortcut on this list.
Snap photos all day with voice notes attached; the AI compiles the daily log and the client update you review and send. The number-one evening time-sink for a builder, gone. The flagship.
Feed spec photos to an AI design tool and get post-ready graphics and captions for the weekend — the incentive flyer without the Thursday night at a laptop.
The same job-site photos, reused: the AI drafts the caption — week six, drywall done, cabinets Monday — and you post from the phone in ninety seconds.
Build and send the number from the truck before you leave the driveway, instead of “by Friday” — the number that loses to whoever quoted same-day.
Polite, scheduled, relentless payment reminders that are never you. A toggle inside the estimating app, and the awkward “just checking on that invoice” message retires.
Dictate the change, snap a photo, send for e-signature on the spot — documented in two minutes, on site, while everyone still agrees. The verbal change order that becomes a dispute never gets born.
The review ask fires automatically on the milestone, every time. Trigger-fired asks are what actually move a star count; the manual ones everybody means to send do not.
A chat desk on your website, trained on your plans and your process, answers the same ten questions at ten at night and captures the contact. Buyers are already asking AI these questions before they call you.
Dictate the facts of the quick-move-in and get a polished description in seconds. Non-negotiable: a human read-through for accuracy and fair-housing language before anything publishes.
Your ten best answers, written once in your voice, saved as text shortcuts. Two taps from any thread, and it sounds like you on your best day.
Automate your life
Nobody adopts twenty-two shortcuts at once. Three months, three layers, and every layer pays for the next one’s learning curve.
Talk, Don’t Type and the Booking Link on day one; Photo-to-Report by the end of week one. All phone, nothing to buy to start. By the end of the month roughly four hours a week are back — the newfound time stops being a promise.
The 60-Second Lead Answer, the Review Machine and the FAQ Text-Back. These are the built-for-you ones — one-time setups somebody does for you, in your words, with your approval on every message. We make the shortcuts; you keep the hours.
The Tailgate Estimate, the Auto-Invoice Chase, the Change-Order Paper Trail and the 24/7 Question Desk. By day ninety the automation is not a slogan, it is on the clock — and the plan above is how the recovered hours get spent.
The plan builder
The sheet below is already a complete plan with sane defaults. Change a number and it recomputes; pick your tactics and it rewrites itself. It saves on this device as you go, and it prints on one page.
Pick three social tactics
Pick five shortcuts
Pick a daily stack
Everything on this sheet is worked out and saved on this device, in this browser. Nothing you type here transmits anywhere.

The Split Day
Worked out and saved on this device — nothing typed here transmits. This sheet is coaching, not a loan decision: nothing on it is a rate, a price or a commitment to lend.
Royal Apex Coaching is a program of Royal Mortgage LLC, NMLS #2059962 · Equal Housing Lender.
The honest close
The pyramid, the daily stack, the weekly scoreboard — this whole program is free. The toolkit and the programs are free and available to every builder, with no strings on where you or your buyers finance. The plan is yours whoever the lender on the next contract turns out to be.
And one more honest line: Royal Apex Coaching has a realtor edition in the same family, at royalagent.ai — the same math, rebuilt for the other side of the deal.
The companion coin
Take this week’s row to THE ROYAL COMMAND BOARD and put it on the wall of the trailer.
The social playbook
Six tactics, one cadence, all shot where you already stand.
Consistency beats volume — three to four posts a week is the sweet spot, and every one of these fits inside the newfound time.
Progress reels
Stage-by-stage clips from an active site. In-the-mud footage earns more messages than any polished promo ever will. Ten minutes, standing where you already are.
Before & after
Raw lot, slab, frame, finish — the carousel that never misses. The photos already exist if the daily log habit is running; this is just the second use of them.
Trade spotlights
Make the crew famous. A tile setter who gets a spotlight re-shares it to their whole audience — free distribution, and the best trades start asking to be on your jobs.
Homeowner stories
Key days, first dinners, the kid’s room finally painted. Community stories are what a buyer three months out actually remembers about you.
Google Business Profile posts
The feed the map reads. Posting rhythm is a local ranking signal now, and two short posts a week is enough to hold it — reuse the reel, reuse the caption.
Review asks
Tied to closings and milestones, sent while the goodwill is warm. Asks that fire on a trigger are what actually move a star count; the ones you mean to send never go.
