You did not just buy this house. You built it into a home, one payment at a time, over a working lifetime. The value sitting in these walls is not luck, and it is not anyone’s gift to you. It is yours. You earned it.
What you do with it — if anything at all — is your choice to make. We are here to help you understand that choice, not to make it for you.
How we do business (the old way, on purpose)
You have probably seen the television commercials. The toll-free numbers. The celebrity spokesmen. That is not us.
We are Royal Reverse, the reverse mortgage division of Royal Mortgage. When you call, a person answers — the same person you talked to last week, someone who knows your name and returns your calls. One licensed advisor, start to finish, with a direct line. Not a rotating cast, and not “your call is important to us.”
We do business the way it used to be done. We listen first. We explain everything, as many times as it takes. We put it in writing, in print big enough to actually read. And we never, ever rush you.
A reverse mortgage might be right for you. It might not. Either answer is fine with us. Our job is to make sure you understand your options — and that the decision is yours, made at your own table, on your own time.
What a reverse mortgage really is — in plain English
Let us skip the sales talk and say it plainly.
A reverse mortgage is a loan. It lets homeowners age sixty-two and older borrow against the equity they have built in their home — equity meaning the part of your home’s value you own outright. You remain the owner of your home. Your name stays on the deed. Monthly mortgage payments toward principal and interest are not required the way they are on a traditional mortgage, as long as you keep up with the property taxes, insurance and other obligations of the loan — though you may make payments if you choose.
But it is still a loan, and it comes with real responsibilities. You must continue to pay your property taxes and homeowners insurance, keep up with any homeowners association dues, maintain the home, and live in it as your primary residence. Falling behind on these obligations can put the loan — and the home — at risk, so we talk about them openly and early, not in the fine print.
The loan is repaid later — when you sell the home, when you move out, or when you pass away — typically from the sale of the house. And because it is a loan against your home’s value, it reduces the equity in the home over time, which can mean less to pass on later.
Like any loan, it has costs. There are upfront costs, and interest is added to the loan balance each month, which is why the amount owed grows over time. We will put every cost in writing, in plain English, before you sign anything — and we will walk your family through all of it too, if you would like us to.
It is a serious financial tool that helps some families and does not suit others. The only way to know which is true for you is to understand it completely. That is what we are here for.
What it is

What it is not
- It is not a grant or a gift. It is a loan, and it is repaid — usually when you sell the home, move out, or pass away.
- It is not a way out of your responsibilities as a homeowner. Property taxes, homeowners insurance, association dues and upkeep stay yours.
- It is not something to decide because a man on television told you to hurry. There is no deadline here, ever.
- And it is not right for everyone. That may include you. We will tell you if we think so.
When the honest answer is no
In our experience, a reverse mortgage is probably not the right fit if you expect to move within a few years; if leaving the house itself — not just its value — to your children matters more to you than anything else; if keeping up with property taxes, insurance and maintenance is already a strain; or if a simpler path, like downsizing, a family arrangement, or other financing, would serve you better.
If any of that sounds like you, we will say so — plainly, at the first conversation — and we will still mail you our guide and answer every question you have. Part of our job is to talk through the alternatives too, including the option of doing nothing at all.
We would rather tell you no at your kitchen table than watch you sign something that does not serve you — and we will make sure you have every fact you need to see it for yourself.

Bring the whole family to the table
If your first thought is “I should talk to my kids about this” — good. That is exactly the right instinct, and we will help you act on it.
We encourage every client to include family and trusted advisors in this decision. We will schedule our sit-down around your son’s work hours. We will put your daughter on speakerphone from three states away. We will mail out-of-town family their own copy of every document — nothing edited, nothing softened — and walk your accountant or attorney through all of it.
And we will answer the question your family should be asking: what happens to the house later? Plainly: the loan is repaid when you sell the home, move out, or pass away — often from the sale of the house — and your family and heirs have choices at that point too. We will explain those choices in writing, line by line, before you decide anything.
A word to the adult children reading this
We know you are reading this too, and probably with one eyebrow raised. We would expect nothing less — that is how you were raised. Call us yourself. Ask us the hard questions. We would rather earn your trust slowly than your parent’s signature quickly.
