Everything on this page is evidence for that one sentence. Royal Mortgage is a broker with a lender panel and the owner is on the file, so there is nobody above him to escalate to and nothing he has to ask permission to do — which is why the front of a Royal file moves, and why the letter your buyer carries has actually been read.
The standard
This is not a tier you earn.
Not a program you qualify for. This is simply how Royal Mortgage runs a transaction, on the first file and the fiftieth.

Royal Mortgage does not pay for referrals, and nothing here is offered in exchange for sending us business. Everything on this page is open to every agent on the same terms, whether or not you ever send us a file.
That is the first thing said on this page on purpose. What follows is a description of how a Royal file is run — not an offer, not a tier, and not something that gets better the more you send.
The words on the logo describe a floor rather than a reward. There is no bronze version of this and no invitation list, because the whole argument of the page is structural, and structure does not know which agent is on the file.
Read it as a description and judge it that way. Everything below is either something Royal does on its own loan file or something Royal is prepared to say out loud about what it cannot do.
The part you do not control
Your income rides on a file you did not choose.
You picked the house, the price and the strategy. The one variable that can undo all three is the lender, and most of the time you did not pick that one either.
- The Saturday afternoon nobody answers. Your buyer walks a house at two and wants to know what it costs to own it, and the answer arrives Monday — by which time somebody else has written the offer.
- The letter nobody read. A pre-approval issued off a credit pull and a stated income, which holds up exactly until an underwriter opens the file in week three.
- The question that takes three days. A structure question goes up a chain, comes back from someone who has never seen the file, and lands after the seller has moved on.
- The number that moves at day twenty-five. Cash to close changes, your buyer panics, and you are the one holding the phone.
None of that is a failure of effort, and no lender is short of people who mean well. It is a question of where the decision lives, and in most of this industry it lives several rooms away from the person you called.
That is the thing worth fixing, and it is the only thing this page is about. Everything after this is the same answer said five different ways.
The structure
A different lending model, not a better attitude.
Royal Mortgage is a broker with a lender panel, and the owner is on the file. That is the whole structural difference, and you can judge for yourself what it is worth.
What that changes
Decisions get made, not escalated.
- Structure questions get an answer on the call instead of a ticket that goes somewhere and comes back.
- A live contract can still be restructured while you are on the phone, rather than after the inspection period closes.
- There is no regional layer and no corporate approval layer. The person who can say yes is the person you are already talking to.
- Pricing is set under Royal’s written pricing policy and applied consistently, on every file, for every agent.
What it is worth downstream
Problems get found early or they get found late.
Problems get found in the pre-approval review instead of in the last week before closing. Fewer surprises reach the contract, and the ones that do reach somebody who can decide about them.
That is the entire claim, and it is deliberately unglamorous. A file that never needed rescuing is worth more to you than a story about a file that got rescued.
Royal is built to take work off your plate and protect the contract you already have. What that does for your business is your business — we just try to be the part of it that never breaks.

Owner access is only worth something if the owner is worth talking to.
Bryan Royal started in 2005, after a business degree from the University of Florida, where he played football for the Gators. He served as Florida Area Manager for a national mortgage company, launched the Jacksonville division for another national lender, and founded Royal Mortgage in 2019.
That is twenty years of the same swings this industry manufactures by default, from the inside of three different kinds of shop. He is not a seat somebody was promoted into — he is the person who built the company you would be sending a file to, which is the reason he can decide things about it.

Speed to lead
The first hour decides whether your referral converts.
The fastest way to lose a buyer is for nobody to pick up. Nothing further down this page matters if that hour goes wrong.
The call
A person answers.
Calls are answered by a person. When Bryan is unavailable they route to a trained backup team rather than to voicemail, so your buyer is not sitting in a queue on a Saturday afternoon.
The application
The application is taken live.
We do not default a client to an online application unless they ask for one. Applications are taken live, on the phone, guided — which means fewer abandoned forms, better borrower understanding, and a client who remembers the experience and not just the rate.
The reason this sits third rather than first is that it is the least impressive thing on the page and the most consequential. A referral you worked six months for is decided by whether a phone gets picked up on a weekend.
The letter
A pre-approval that has actually been read.
The letter is the only thing you hand a listing agent that speaks for you when you are not in the room. It should not be a formality.
How it is issued
Reviewed before it leaves the building.
Most files get a reviewed pre-approval letter the same business day, typically within about three hours of a complete file. Every letter is issued only after a licensed loan officer has reviewed it, and the letter states the actual verification status and nothing more.
The Deal Protection Checklist
Five things looked for first.

The goal is plain: prevent last-minute deal fallout.
The point is not the clock. The point is that the four failure moments above get looked for while there is still time to do something about them — not in week three, when the only thing left to do is call you.
Your competitor here is not another lender. It is the letter from anywhere that nobody read, which looks identical to this one right up until the day it does not.
Contract to close
The only calendar left is the seller's.
Most lenders start the real underwriting after your buyer goes under contract. Royal finishes it before.
On the day your buyer signs, the part of the process that usually takes a month is already behind them and nothing on our side is still pending. What is left is the seller’s schedule and the title work. Royal Mortgage pays the rush fee on the appraisal so that is not what holds it up either.
- Title and escrow documentation up to four days in advance.
- A Tuesday and Friday update cadence everyone on the file can set a watch by.
- Night and weekend availability. Contracts do not only happen on Wednesdays.
That is leverage before it is speed. When the loan is not the thing everyone is waiting on, your offer can name the date the seller actually wants — and a closing calendar stops being something you manage and starts being something you use.
The actual closing date is set by the purchase contract and the seller’s schedule, along with the title work and the appraisal. Available on conventional purchase loans. Not available on refinances or in every state. Subject to underwriting review. Not all applicants will qualify. A hard credit inquiry occurs later, before closing. Approval can be withdrawn if the borrower’s financial condition or credit changes, or if information in the application turns out to be inaccurate or incomplete. This is not a commitment to lend.
The week you get back

Document collection, condition chasing, milestone tracking and status communication are ours to do, and we do them without asking you to project-manage a mortgage on top of everything else you are carrying.
Communication
Up to ten structured updates.
With your buyer’s consent, we keep the parties to the transaction updated at each loan milestone — including the listing agent on the other side — so nobody is calling around for a status.
Milestones only. Credit decisions, conditions and documents stay between the borrower and Royal.

Text updates, if you opt in.
Buyers and agents can opt in to text updates on loan milestones. Each person opts in for themselves and either can stop at any time — you cannot enroll your buyer, and your buyer cannot enroll you.
Milestones only. No figures and no decisions travel by text.
The detail worth pausing on is the one on the other side of the table. With consent, the listing agent gets the same milestones you do, which means the agent who has never met you stops wondering about your buyer’s loan.
That is worth more on your next offer than anything you could say about yourself. A listing agent who has watched one of your files run clean reads your next contract differently.

Who decides
A licensed underwriter still decides.
The software does not approve a loan and it does not decline one. It puts the thing a person should look at in front of that person sooner than they would have found it.
This is the part that makes the rest of the page repeatable rather than heroic. Anything that only works because somebody answered at eleven at night is a favour, and a favour is not a standard.
Product depth
If it was declined somewhere else, bring it.
A deep shelf, one partner. The half of your pipeline you have been quietly writing off is the half a lender panel exists for.
Access to: conventional, FHA, VA and USDA; jumbo and high balance; condo and complex property financing; Non-QM, asset depletion, cross-collateralization, land and construction-to-perm, no-income-limit options, and programs for borrowers with limited or bruised credit history. Eligibility, terms and availability are set by each program’s guidelines.
A decline at one lender is not always the end of it. A different program or a different investor on the panel sometimes fits, so bring it and we will look — every application is still subject to underwriting, and not all applicants will qualify.
The file goes to whichever lender on the panel actually fits it. On jumbo, condo, complex property and Non-QM, which lender sees the file is frequently the difference between a decline and a closing.
This is the only section on the page offering to recover revenue you have already given up on. Most agents have three of those files in a drawer right now.
Before the offer
Levers you can put inside the offer.
These are financing tools that behave like negotiating tools, and they exist for a structural reason: a broker with wholesale access and an owner who can move a live file.
The buydown
Half the cost, on us.
On qualifying transactions Royal Mortgage covers half the cost of a temporary buydown, so your buyer gets the lower early payment while the seller is asked for less. A temporary buydown lowers the interest rate in the early years and steps up to the note rate on a set schedule.
Subject to program, investor and agency guidelines, interested-party contribution limits, and availability. The credit appears on your buyer’s Loan Estimate.
The structures
3-2-1 and 2-1.
Both structures are available, and the seller contribution each one asks for is set out on the portal page rather than repeated here. Structures vary by loan program, occupancy and loan-to-value, and are subject to investor guidelines and interested-party contribution limits.
The lock
A locked rate can sometimes improve.
Because Royal is a broker working a lender panel, a file can sometimes be moved when pricing improves. Whether that is possible depends on the market, the program, the stage of the file and each lender’s own re-lock policy, and it is not available on every file.
How to use it
Bring it to the negotiation, not after.
These are worth the most before the offer is written, while the seller concession is still being argued about. Call before you send it and we will structure the offer with you.
That last card is the one to act on. A buydown discussed after a contract is a nice feature, and the same buydown discussed before it is the reason the contract exists.
The line we cannot cross
Royal does not pay for referrals.
It is the most useful sentence on this page, because it tells you exactly what everything above it is and is not.
What we cannot do
We cannot compensate you, and we do not.
Royal Mortgage does not compensate Realtors for sending business. Not a fee, not a split, not a gift, and not a lead handed over in exchange for a loan.
